Matthew Rubin
Development and Property Management Services
A downtown Toledo resident for six years, Matt founded Crane Development in 2014 with the goal of accelerating the revitalization of his neighborhood by adding value to distressed commercial properties.
His first project, 614 Adams Street, is now home to local farm-to-table restaurant, Fowl & Fodder. Matt executed the building’s redevelopment by securing investment partners, negotiating acquisition and lease agreements, and building a capital stack that included PACE financing, 10% Federal Historic Rehabilitation Tax Credit and Community Reinvestment Act Tax Abatement. The once vacant property has become one of downtown Toledo’s most popular dining destinations and gathering places for those seeking a unique urban experience. Matt was awarded an Emerging Professional Scholarship from Heritage Ohio in 2017 for his historic preservation work on the project.
Matt is passionate about all aspects of real estate development and property management. Matt brings vision and a relationship-oriented approach that has allowed Crane Development to differentiate itself and create opportunities by building strong bonds among tenants, brokers, investors and public officials.
Matt is a graduate of the University of Toledo receiving a BA in Political Science and an MBA in Leadership. His involvement with community and trade organizations includes serving on the Downtown Toledo Improvement District Board, City of Toledo Housing Strategy 10-Year Action Plan Advisory Committee, Urban Land Institute, City of Toledo Ottawa-Jermain Parks Advisory board, EPIC Toledo and he was appointed by Ohio Governors John Kasich and Mike DeWine to serve on the Ohio Commission on Service and Volunteerism.
Julia Randles
Design and Construction Services
Following nearly fifteen years in Chicago’s construction industry, Julia Randles joins the Crane Development team as its construction manager and development partner. She brings an extensive background in construction, engineering and program management, having completed over $800 million in pre-development and construction including 2.5 million square feet of total commercial, educational and healthcare construction.
Julia holds a bachelor’s degree in Construction Engineering and Management from Purdue University and is a LEED accredited professional. She is active with the Society of Women Engineers and volunteers time for Purdue University’s Women in Engineering Program.
